Q. Who usually sells their
houses to CPG?
A. Lots of different people.
- People who have inherited property and need or
want to sell it quickly;
- People who have investment property inhabited by
problem renters;
- People who are relocating and need to sell their
house quickly, particularly if their house needs repairs and they don't
have the money, time, and/or desire to make the repairs;
- People who are behind on payments and/or are
facing foreclosure;
- People going through a divorce and need to sell
their house quickly;
People who sell to CPG come from all walks of life.
What they have in common is the need or desire to sell their homes,
regardless of repairs needed. They want to close quickly and sell to a
caring and reliable company.
Q. What
type of houses do we buy?
- Property with structural issues that are not
apparent on the surface, such as foundation problems;
- Property that holds memories the owner
desires to move away from, such as those of a deceased a spouse or
child, or those following a divorce;
- Property located in a neighborhood that the
owner views as less than desirable from any standpoint; including,
for example, creating a long commuting distance to work, or being
located within a flood plain or high-crime area;
- Property with an undesirable mortgage
financing structure;
- Property with a high mortgage financing
rate;
- Property with a mortgage that is more than
the owner can handle or wants to deal with; and/or
- Property from which an owner would like to
move for any other reason, including wanting a larger or smaller
house, or needing to move to another city.
Q. How does the process
work?
A. Simply fill out the form telling us about the
house you want to sell. The information will be sent to CPG and someone
will contact you ASAP to discuss various options.
Q. Does CPG pay market value?
A. Any offer you receive would be an amount discounted from the retail
value of your house if it were fully renovated. We are professional home
buyers who buy houses below market value to rehab them for resell.
However, we close quickly, pay cash, and usually pay all normal closing
costs.
Q. How do you determine the
price you will offer for my house?
A. Considerations include the condition of the house and the extent and
cost of renovations required, the time required to complete the
renovations, and the repaired value of the house as compared to houses
in the same area. Also considered are the costs in real estate
commissions to market the house, as well as the costs of insurance,
utilities, taxes, loan payments incurred to buy the house, and
maintenance while the house is being renovated and on the market.
Q. Do you buy condos or
townhouses?
A.
Yes, we buy houses, condos, townhouses, duplexes, multi-tenant
buildings, and some commercial properties.
Q. Do you buy mobile homes?
A. We do not buy mobile homes at this time.
Q. Do you charge a fee to
make an offer for my house?
A. It's FREE. No fee is ever charged for us to view and/or make an offer on your
house.
Q. If I submit the form
containing information about the house I want to sell, am I obligated to
CGP in any way?
A. There is NO obligation at all when you submit an information form or
show your property to us, or when you receive an offer to buy your
house. All we ask for is the opportunity to make an offer on your house.

A. All the information you share with us is
confidential and will remain at CPG.

A. For a variety of reasons, some
sellers want to know that their house is sold and that they can stay in
it for a while. It could be because they’re looking to find another
house to buy or they just can’t handle the maintenance any more. In
some cases, we can buy your home and you can stay in it the rest of your
life. Whatever the reason, our “tailor-made” agreements will
accommodate your needs to stay put for as long as you desire.

Can I earn a
referral fee for finding properties?
A. We will pay you $500 per
EXCLUSIVE referral. We pay
you a referral fee on each house
you refer that we buy. It's that
simple. There is no limit on how
