What is Home Staging?
Home staging, real estate staging, or
simply "staging", as it is commonly known is anything that helps a home
seller make their home more attractive and appealing to potential
buyers. The exact definition of what staging encompasses does vary, but
typically, a home stager can do a variety of things such as; an
assessment of your home, suggestions, brings in furniture, artwork, plants, rugs and
accessories to make a house look it's best while on the market.
Sometimes the seller will
want to use their own furnishings, and the stager can consult with them
on how to reduce clutter, open up rooms more, etc.
Staging also creates a great first impression. The curb appeal, the use
of the entryway, the living area, bath rooms and kitchens are given that
at home warm feeling. The way you live in your home may not be what a
buyer is looking for. We give your home a non bias point of view, a
buyers point of view and give the house the look and appeal that will
sell.

Homes Really Sell Faster and at a Higher Price?
Yes!
A recent national study of over 2500 homes proved
that staged homes sold almost twice as fast (14 days vs. 31 days), and
for 16% over list price. Although every region varies, staged
homes show better and therefore create the emotional response needed to
close sales.
What
are the Steps to Staging a Home for Sale?
A
CPG
home staging professional visits your property and conducts a
comprehensive home assessment and develops recommendations that will
build on the unique strengths of each individual property while
down-playing any weaknesses. The plan is prioritized and can be
implemented in part or in whole.
The
listing agent, seller and staging professional then agree on the home
staging plan that best suits the needs of the property within their
allowable budget.
The CPG
professional then coordinates with the seller, any required service or
improvements prior to the actual home staging services (for example,
de-cluttering, touch-up painting, removal of large furnishings, etc.)
What does Home Staging Cost?
Pricing is dependent on the service level needed, and size of a
property. Consultations with a comprehensive written Assessment Report
typically begin at $250. This includes an approximate two hour home
visit, and the follow-up written report provided to both listing agent
and home owner.
Who pays the Staging Fee?
Usually the home seller pays for the home staging services, but
increasingly savvy real estate agents are covering the cost of the
initial home assessment/consultation as a “value added service” to their
clients. Since our clients report that they are saving money (realtors)
or making money (sellers), our services are normally more than recovered
in the home’s listing price.
What
are CPG's Different Service Levels?

Consultation/Home
Assessment:
A CPG professional will spend up to two hours conducting a thorough a
home assessment, and will create a comprehensive “Do-To-Sell” List for
the home-seller to use to best prepare their own property for showing
and sale.

Basic
Home Staging Package:
Our Professional Home Staging Team works with the sellers existing
furnishings, art, and accessories to highlight the home’s unique
strengths to create the optimal sales impact.

Standard
Home Staging Package:
Includes all basic services plus adds smaller “props” from our
staging inventory to create the desired effect.

Premium
Home Staging Package:
All Basic and Standard services, plus we handle the coordination of
any required services and acquisitions required to optimize
the staging saving the home-seller considerable time and
effort.

Models
and Vacant Homes:
CPG professionals
will acquire all furnishings and accessories (either rent or
purchase) required for the complete staging of the home.
Our services for vacant staging are based on an hourly rate of
service + costs.
