FACT:  Over the last 20 years of practicing real estate in the Chicago-land area, we have sold properties for 5% more & 18% faster than agents in our market place.   The decision to list your home can be an overwhelming and daunting task.  Because of that, our team makes sure that you, and all of our VIP clients, understand each of the 8 steps that we take to make the process as easy and painless as possible. By the end of the process, with our support and guidance, you will live happily ever after in your new endeavors.

Initial Phone Consultation

Let’s get to know each other!  We'd like for you to share with us your goals in regards to selling your home.  Just like a great physician, our job is to be able to listen to your particular situation so we can best assess if we would be a good fit to getting the job done to your satisfaction - the VIP experience your deserve!   

Property Walk-thru

No one knows your home like you do!  We’ll schedule a convenient time so we can meet in person and visit your home. During this visit you can walk us thru your property and highlight the features you believe are important for us to communicate to potential buyers.  We can also discuss any challenges you may believe exist and we can formulate a plan to handle them accordingly.

Price 

Once we have a good understanding of the condition of the home including the features and any possible challenges, we will sit down to discuss a pricing strategy.  Pricing a home correctly is the number one factor in getting it sold in a timely fashion for the most money possible. Understanding how to price a home accurately is critical to have the most success.   A good real estate agent understands a sellers dilemma of not wanting to leave money on the table. This is where our knowledge and use of market data tools benefit you - our VIP client as we consider all the factors when pricing your home for sale right from day one.  

Marketing

We have developed a consistent and proven manner to get our listings in front of as many potential buyers as possible. Our reach is so extensive because we invest heavily in web, social networking, email, direct mail and print campaigns that feature our listings in all the places where buyers are looking.  When you hire us to sell your home, we will identify your ideal buyer and then develop and implement a tailored plan home marketing program designed to reach them.  In addition we create a stunning web page specifically for your property and promote your property page on all social media outlets.  Click here to see real world examples of properties actively being marketed.   All of our listings receive professional photography for the best online exposure.    


Communication    

While your home is on the market we will provide at least monthly status reports that show your top prospects, summary of feedback from your showings, a review of completed and planned marketing activities and any recommended adjustments to the course.  In order to keep tabs on your competition we setup a neighborhood alert system that will notify you and your agent as similar homes in your neighborhood come on the market, go under contract or sell.

Negotiate

Successfully negotiating a real estate contract is more than a matter of luck or natural talent.  When you receive an offer having an agent with a proven track record of bringing buyers and sellers together can make a huge impact on your final sales price.  Our home listing specialists are skilled negotiators who can help you get to the highest price a potential buyer is willing to pay, as well as the best terms, shortest contingencies, fewest repairs and lowest closing costs.  Rather than approaching negotiations from an adversarial winner-take-all perspective, our agents focus on your top priorities and strive to keep emotions from over running the process.

Once your home goes under contract we use our experienced in house transaction coordinator with sophisticated transaction management software to make sure the buyers and their agent follow through with their contractual obligations in a timely manner.   We will work with your attorney to make sure that the process is smooth minimizing un-needed stress.
